Among the organisations committed to establishing at RDX Lumina Gold Coast is Aeterna Health, a Melbourne-based leader in regenerative medicine and translational research. We met with Jacqueline Clayton, Managing Director of Aeterna Health Qld during the year.

“We had to be here because this precinct is going to be renowned worldwide,” said Jacqueline. “The innovation that can occur here through collaboration is mind-blowing.”

Aeterna’s full-floor facility will integrate clinical consultation rooms, treatment and procedural spaces, as well as research infrastructure. It has been planned to support a seamless workflow from diagnostic evaluation to advanced treatment and clinical trials.

Who’s Moving to Lumina? The Answer Might Surprise You

Medical Specialists Make the Move

One of 2025’s most notable trends was the growing interest from medical specialists seeking modern, purpose-built facilities at Lumina within the Gold Coast Health and Knowledge Precinct.

The appeal is clear: true hospital co-location puts specialists within walking distance of Gold Coast University Hospital and Gold Coast Private Hospital, while modern clinical fit-outs, patient-friendly access, and ample parking address the practical realities of running a successful practice.

For medical professionals looking beyond leasing opportunities at Lumina, freehold ownership options offer the chance to invest in premium consulting spaces within a thriving health precinct, with direct access to research institutions and collaborative partners that can elevate patient care and professional networks alike.

Professional Services Join the Ecosystem

2025 also saw growing recognition that innovation precincts aren’t exclusively for labs and clinics.

Professional services—consultants, creative agencies, education providers, digital specialists—increasingly see value in locating within collaborative health and knowledge ecosystems.

This trend mirrors successful global models like Melbourne Connect, MaRS Discovery District in Toronto, and Tech Central in Sydney, where service-oriented businesses thrive alongside deep-tech ventures.

The Cohort Effect

Cohort Innovation Space has established itself as a vital foundation for innovation across the precinct, connecting collaborators from healthcare, technology, research, and beyond. Supporting both startups and scaling companies, Cohort creates pathways for growth that extend throughout Lumina’s ecosystem.

As companies mature and their needs evolve, many transition from Cohort’s shared workspace into larger tenancies across the precinct. RDX Lumina, Proxima, Gold Coast Life Sciences Centre, and North Star Centre offer the specialist research facilities, technical laboratories, and purpose-built spaces these growing organisations need for their next phase. This progression demonstrates how Lumina supports organisations throughout their entire journey, from early-stage innovation to established operations.

Strategic Opportunities Are Narrowing

The Window Is Closing

As 2025 draws to a close, one reality has become increasingly clear: the best opportunities at Lumina won’t last forever.

Major developments are advancing towards operation. Tenant interest is strong. And the availability of prime commercial space and development-ready land is tightening with each passing month.

What This Means for Your Organisation

The precinct has reached an inflection point. Buildings that were once conceptual are now operational. Spaces that were available are now committed. The early-stage opportunity to secure a strategic position is shifting into a competitive market.

For organisations still evaluating their options, this moment matters. Leasing enquiries at RDX Lumina are being fielded now. Proxima has operational spaces ready for fit-out. Gold Coast Life Sciences Centre and North Star Centre are attracting serious interest for their upcoming availability. And the few remaining development parcels represent some of the last chances to build a flagship presence within the Gold Coast Health and Knowledge Precinct.

Why This Matters Now

Lumina offers more than square metres and street addresses. This is a collaborative health innovation ecosystem with direct access to hospitals, research institutions, and a community of organisations solving similar challenges in different ways.

But proximity alone doesn’t guarantee opportunity. The organisations moving into Lumina now are securing positions that won’t be available in two years. They’re building networks that will compound over time. They’re establishing themselves in Queensland premier health precinct—one that’s already attracting national attention and will only become harder to access.

The precinct that had numerous available development parcels three years ago now counts opportunities in single digits. The building that took expressions of interest 18 months ago is now fielding competitive enquiries. The opportunity to choose your position is becoming the reality of taking what’s left.

The question isn’t whether Lumina will continue to grow. It will. The question is whether your organisation will be part of that growth or watching it from the sidelines.

2026 and Beyond: The Momentum Builds

What 2025 Proved

This year demonstrated what happens when infrastructure meets intent at scale. Not just one building, but an ecosystem of architecturally distinctive, purpose-built facilities – each advancing the a unified vision from different angles.

RDX Lumina moved from construction to tenant commitments. Medical specialists have been recognising the value of true hospital adjacency. Professional services are finding their place alongside research and clinical tenants. And Cohort continued connecting the innovators who will shape the precinct’s next chapter.

More importantly, 2025 showed that Lumina’s value proposition isn’t theoretical. It’s operational, tangible, and already delivering for the organisations who’ve positioned themselves within the Gold Coast Health and Knowledge Precinct.

The Reality Heading into 2026

The fundamentals haven’t changed. Lumina remains a long-term precinct development with years of growth ahead. But the opportunity landscape is evolving faster than many anticipated.

The organisations moving in now aren’t gambling on potential. They’re investing in proximity, infrastructure and networks that already exist. They’re securing positions while choice still remains, rather than competing for what’s left when the precinct is fully committed.

For decision-makers evaluating where to position their organisation within Australia’s health innovation landscape, 2025 provided the proof points. The question for 2026 is whether you’ll act on them.
